Getting Started
A hunt club may have any name as long as it is no longer than 35 characters in length and is not profane, embarrassing or offensive to the public. Please Note: If more than one Recreational License Unit (RLU) is owned by the hunt club, the club’s name that is specified when the account is created will apply to all of those Recreational License Units (RLUs).
Licenses have been revoked in the past due to land sales or breach of contract by the hunting club. Generally, at any time during the term, licensor shall have the right upon notice to licensees to immediately revoke and terminate the license and the rights and privileges of licensees. Licensees shall have the right upon prior notice to licensor to terminate the licensee. For specific terms, see the license agreement. Depending on the situation, refunds may or may not be granted.
The hunt club contact represents the hunt club and acts as the primary contact. The contact can be any member of the club itself (president, secretary, etc.), but that individual will ultimately be responsible for payment of the license fee. Invoices, dues, and other forms of correspondence for Leases will usually be via e-mail so that person should be someone who has a dependable internet connection and is a frequent user of e-mail. This person is the only person that can reach out for information, maintenance, questions on account.
Insurance is included in your license fee and covers the property and your membership. Reference your license agreement for additional information.

All account passwords must be a minimum of 10 characters in length. The password must contain one Capitalize letter (ex. ADF), one number(ex.156) and one special character(ex.!@$#). Do not use special characters such as -, /, ?, etc. Do not use a password that is hard to remember or must be written down in order to remember. Examples of Valid Passwords: Password@134 or Hunt$2315
Your EMAIL is your username.
The filter allows you to easily find Recreational Lease Units (RLUs) with the qualities you want.
For example: You can search for RLUs that have a certain minimum or maximum number of acres. Choose “Options,” then select “Apply Filter” to update the map with your refined search options. The filter will be applied to everything you see on the map until you select “Clear Filter.”
A Recreational Lease Unit (RLU) is the term used to identify an individual tract of land that may be leased by an individual and/or a hunt club for recreational use, such as hunting. The RLU is defined by the number of acres, boundaries, lease length and other characteristics specific to the tract of land. An individual or hunt club may lease more than one RLU.
A hunt club is an individual or group of individuals who desire to enter into an agreement to lease the hunting rights on Lyme Timber Company property. Each member of the hunt club must be listed by name and address.
The lease agreement is a 1 year term from July 1-June 30, annually. The lease agreement is based on the term listed on the website. We run on a specific term, so your lease will end when that term ends. Our standard term is a one -year lease, however, if you pick up later than the start of our standard term, you will not have a full one-year lease.
You may not start hunting until you have received notice that your Lease agreement has been legally executed. The club president/ contact person will be notified by email that the license has been executed. At that time, you can access the property as long as the start of the lease has begun. Note some leases you can pick up prior to the start of the new lease, and you cannot be on the lease until the lease actually starts.
Yes, in order to view you must ensure the property is still listed on the website as available. We ask that you wear orange blaze hat/vest for safety reasons. We do not allow any weaponry to be taken onto the property during the viewing process, as you are there to view the property only. If there is a gate or other access point that is locked, you will need to go around it for the viewing process.

Some sites do not offer bidding properties, note a property would have “Place a Bid” if it was a bidding property. When bidding, the statuses are as follows: Accepted – Your bid has been accepted. The licensing process can begin. Declined – Another person’s bid has been accepted. All other bids have been declined. Pending – Your last bid has been placed and is currently the highest (or only) bid. Outbid – Another person has bid more than your last bid. At this time, you can increase your bid if you choose.
If you are a returning club a renewal notice will be sent via email to you prior to the expiration of your current lease.

Personal checks, certified checks or money orders are accepted. The license fee should be made in one payment, partial payments will not be accepted. No Online or Electronic Payments are accepted.

The payment invoice lists who to make payable to as well as where the payment should be mailed to. Please Note: Only CERTIFIED CHECKS, CASHIER’S CHECKS MONEY ORDERS, and PERSONAL / BUSINESS CHECKS are accepted.
We DO NOT accept online payments.
You will receive a payment confirmation email once your payment has been processed. This email and your online account will state your lease has been executed. During the peak of the renewal season, please allow up to 3 weeks past the payment due date before inquiring about whether your payment has been received or not.
Yes, we do limit if applicable to viewing up to 3 at one time to keep it fair to everyone looking for leases.
Yes, a person can lease more than one property.
License prices will be reviewed every year. Because the price of nearly everything increases with inflation over time, you can expect some license price increase as well.

In general, camping is permitted in designated areas with written permission if the property allows. Please refer to your license agreement for information about camping activities on your RLU.
Subleasing, commercial hunting, or selling of hunting rights is not allowed and will result in cancellation of the license.
Licenses are completed 100% online and can not be mailed.
Common Questions
No. Commercial activities are not allowed on the property. This includes guide services, commercialized events and subleasing.
It is the Lessee's responsibility to ensure that a Company lock is on all gates. The Member will be responsible for the cost of locks.
Members may use lawful means to prevent trespass, or prohibit unauthorized hunting or fishing. Members are authorized to post the property using signs of painted blazes are prescribed by state law to post. Posted signs should be attached to tress of poor quality or form using aluminum nails, staples, or non-metallic fasteners.
Refunds are handled on a case by case basis, subject to the terms of the lease agreement.
Log-in to your account. Select “Edit” under Account Information on the “My Account” page. Make your changes and click the “Update Account” button. Update your account whenever your club information changes (phone number, address). Please Note: A verification e-mail will NOT be sent to verify changes to your e-mail address. If you need to change your email address, you will need to contact our customer service team to verify your account as we will need to update this since it is now used as your username.
New members may be added to a hunt club anytime before printing the lease agreement for execution. If you would like to add members after the agreement has been printed and sent, you may do so; however, it is your responsibility to ensure that new members understand the requirements of the hunting lease.
Guests are allowed on the property in accordance with the terms of the hunting lease agreement. Guests must remain with a current member at all times while on the leased property.
When you log onto your account you will see the option to edit club members, once you click on this option you have the ability to click on “Add” or the list will display, and you can “Edit” or “Delete” members.
New members may be added to a hunting club at any time, you will need the members, first and last name, their mailing address and phone number. An email can be added as well but is not a required field.
This is the same for removing a member, a member can be removed by just clicking the “X” / Delete next to the club member’s name.
Written permission is required for a campsite. All campsite structures must be capable of being removed on demand - no permanent structures will be approved. The owner's name and day-time phone number clearly posted at the entrance.
Yes, but only following approval from Lyme or their regional manager. Approval requires a location map, specific seed mix, and planting and maintenance procedures. Once approved Lessee may establish, at Lessee's sole cost and expense, wildlife food plots on the property for the sole purpose of attracting and feeding deer, turkeys, and other wildlife.
First notify your local law enforcement, including game wardens, conservation officers, forest rangers or state police. Second notify the Lessor.. REMEMBER, you are expected to act responsibly in ALL circumstances. Rude, belligerent, aggressive or threatening behavior is NOT acceptable, and these are terms for cancellation of an agreement.

HUNTING LEASE agreement checks should be written to the FUND as listed on the payment invoice.

Harvesting can happen on any lease at any time. The age and of the timber and the current market determine when harvesting occurs. It is the hunt club’s responsibility to remove tree stands from areas being harvested. Lessor is not responsible for tree stands damaged during timber harvesting or any other time.
Renewals will be sent out within 60-90 days of the end of the current agreement ending.
Executed Status means that you have fulfilled all requirements to complete your lease document. Those requirements include signing the lease and making payment.
Please reference your lease agreement or invoice if applicable to see if there are any associated late fees with your renewal. We advise that you make payment on-time, so you do not have any delay in the execution of your renewal,

It is the hunt club’s responsibility to remove tree stands from areas being harvested. Lessor is not responsible for tree stands damaged during timber harvesting or any other time.
Note we try to notify you and provide you with a map in most instances of a harvest, but in some instances the contractor has to move on due to weather conditions, availability, or demand of the mill and you may not have received a large notice or any notice at all. We are a working forest, and this is a chance you take with leasing from us.
Must Obtain Your Own Access means we do not have a legal access to this property and you must find your own way to access.
We do not offer a possibility of a prorating option until after the first of the new year in the current season. Ex. If the lease is for the 2023-2024 season, we may offer prorating based on the factors of the lease after January 1st of 2024.
Discounts are not offered for current or retired military personnel or a senior discount. We do not offer any type of discount for leases.
No commercial trees can be cut to establish shooting lanes. Licensees will be allowed to cut brush to clean up existing shooting lanes. If you are in doubt as to whether the plants in question are commercial trees or brush, do not cut!
ATV/Off Road Vehicles shall be used only as required for transportation in connection with ordinary hunting and fishing activities. These include placing a stand, filling a feeder, pulling a kill, etc. The use of ATV/Off Road Vehicles in wet weather, resulting in excessive damage to roads is expressly prohibited. Each tract is evaluated separately based on such things as habitat diversity, presence of all-weather roads, presence of open water, adjacency, current market prices for recreational licenses, etc.
Most gates allow for a lock to be placed by the hunt club on one side or in combination with other padlocks. Please be aware that other landowners and third parties, as well as our company may have right-away through the same access point, so respect their locks as well.

There is no refund once a lease is executed. However, Refunds are handled on a case by case basis, subject to the terms of the license agreement.
We do not allow utility services on our property. Please refer to your lease agreement.
Troubleshooting
Click on the “Retrieve Password” button from the “Sign-In” page. Enter in the email address that was used when setting up the account. An email containing a link to reset your password will be sent to you. Note your password does have to meet a certain criteria. A minimum of 10 characters, at least 1 capital letter, at least 1 number and at least 1 special character such at an !, @, #, $. Ex. Pa$$word12 or Hunters#999
